Why do I need a home inspection?

No home is perfect (especially new builds); having a home inspection will let you know the current condition of your home and allow you to work with your realtor to negotiate with the seller for any repairs that need to be done.

Can a home fail a home inspection?

No, it is not possible for a home to fail an inspection regardless of it’s current condition.

Why can’t I do it myself?

Home inspections are done by licensed professionals with specialized training across all the trades. While you can do the inspection yourself, it’s unwise and without training & experience, you can miss important details.

Can I be present for my home inspection?

YES! Please show up to your home inspection! Showing up to your home inspection and speaking with the inspector will give you more information about your home.

What do I do if the home inspector finds problems?

After getting your report, we encourage you to share it with your realtor who can help you negotiate repairs with the seller.

Why not have a contractor do the inspection?

Most contractors only specialize in 1 area which means they cannot give you a complete picture of your home. Additionally, contractors don’t have experience inspecting homes and are incentivized to exaggerate on what they find because they want to make the scope of work as large as possible to maximize the size of the job.

How long does a home inspection take?

Typically, home inspections take 1.5 to 2.5 hours depending on the size of the home and any extra services which are requested.

How much experience does the home inspector have?

The state of Oklahoma requires a 90 hour class; however, our inspectors have hundreds of hours of specialized training above the state requirement and do over 100 training & supervised inspections before working independently. We also have 2 inspectors with engineering degrees.

This is my feedback. Inspection looks to be very thorough. I do wish that items that were identified went one step further. It would have been very helpful if the reports had stated the discrepancy was not up to Code, or was a potential hazard or just Identified as needs to be repaired. Maybe a number system would be Beneficial.A #1 discrepancy would to be discrepancies that should be fixed immediately.A #2 discrepancy would mean that discrepancies are not up to Code.A #3 discrepancy would mean discrepancies could affect your Insurance. A #4 discrepancy points out discrepancies that just aren’t right.A #5 Discrepancy points out cosmetic discrepancies.
