The purpose of an inspection isn’t just to find problems with the house. It’s also about making sure that you don’t buy something that will cost more than you think, or cause other headaches down the road.
What we inspect
Eight areas, one clear report
Most people are only given a few minutes inside a home before they decide whether to buy it. We go over the whole house and let you know what condition it is in before you move in.
- Structure. Slab, crawl space, basement and pier foundations each have their own pros and cons.
- Exterior. What protects you from wind, rain, sleet and snow, and keeps water out of the walls.
- Roof. Shingles, and how much life the roof has left.
- Plumbing. Leaks, and pipes and fixtures that were not installed correctly.
- Electric. The panel, which is the nerve center of the home, and the rest of the system.
- HVAC. The condenser, the furnace and the other major components.
- Appliances and interior. Stove, oven, vent hood, dishwasher, disposal, bathroom vents, washer hook-ups, garage door opener and every room.

A home inspection typically takes 1.5 to 2.5 hours, depending on the size of the home and any extra services. We work through the structure, exterior, roof, plumbing, electric, HVAC, appliances and interior.
03Walk it with us
You are welcome to be there, and we encourage it. Speaking with your inspector on site gives you more information about the home than the report alone.
04Get your report
Your full report, with high-quality photos, is delivered within 24 hours of the inspection. It can be viewed on any device.
05Decide what comes next
Share the report with your realtor, who can help you negotiate repairs with the seller. Call us with any questions about what we found.

Common defects we find
No home is perfect, especially new builds. These are the kinds of things that come up most often, and each one is easier to deal with before closing than after.
- Roof wear and hail damage. A shingle roof can last up to 25 years in many parts of the country. Oklahoma hail can bring that down to 10 years or less.
- Water behind the exterior. If the exterior is not in top shape, water can get between the walls and cause damage and mold where you cannot see it.
- Plumbing leaks. Pipes and fixtures that were not installed correctly, and problems that were not noticed right away.
- Aging HVAC equipment. Condensers last 10 to 15 years on average, so it matters where yours is in that span.
- Electrical concerns. Problems at the panel and elsewhere in the system.
