Why test
Mold follows moisture
People who are susceptible to allergies, respiratory issues and other health problems are more prone to suffering damaging health effects from mold.
Where there is mold there has usually been water, so finding one tells you about the other. There are two ways to test for it.
- Swab sample. We take a physical sample of what looks like mold and take it to a lab for testing.
- Air quality test. We test the air in the home for mold spores, to see if there is mold behind the walls or in other places we cannot physically see.

We go to the areas you are concerned about and look for signs of water damage, since mold is an indicator of it.
03We take samples
A swab sample of anything that looks like mold, an air quality test for spores we cannot see, or both.
04The lab tests them
Samples are taken to a lab for testing.
05You get the results
We send you the results in a clear report, so you know whether you have a problem.
What turns up
Common defects we find
Mold is rarely the whole story. It usually points to water that got in somewhere and stayed, and these are the places we most often trace it to.
- Stains on ceilings and walls. Often the first visible sign that water has been getting in.
- Old leaks. A leak that was fixed, but where the area around it stayed damp.
- Mold behind the walls. Growth you cannot see, which an air quality test can pick up as spores in the air.
- Moisture in walls, ceilings and floors. Moisture intrusion that can lead to mold growth, structural damage and indoor air quality issues.
- Peeling paint and musty smells. Signs of damp with no obvious source.
